Planning and regulations

You’ll be pleased to hear that the regulations around garden buildings are very simple and it’s unlikely you will need any planning consent for your development. To find out more look at our list of frequently asked questions below.

What is permitted development?

Permitted Development (PD) grants rights to enable homeowners to undertake certain types of work without the need to apply for planning permission. Garden rooms are classed as out buildings and fall into this category. There are however a few limiting factors below:

  • That the building is no higher than 2.5m from the bottom of the building to the top of the roof (Our garden rooms comply with the 2.5m maximum height requirements).
  • That you do not take up more than 50% of your garden area with this or any other building
  • It is not to be used for living accommodation
  • Under 15m2 internal floor area can be installed close to any rear boundary
  • Over 15m2 and up to 30m2 needs to be a minimum 1m from any boundary

We recommend that customers contact their local council planning department for specific advice if thet have any concerns.

 Can we fit Gym Equipment Inside?

If the Garden Room is constructed at least 2m away from the boundary, the height can be increased. The front of the building can be 3m high sloping to 2.5m at the rear.

Will I need air conditioning?

Air con is a nice feature to have. If your garden room is South facing, it might be useful to have the ability to cool your room in the height of summer, but otherwise, this is just a matter of preference. However, as an added bonus, air con systems do filter the air removing pollen and other allergens as well as keeping a set temperature so this might be an option for hay fever sufferers.

Do I get a warranty with my garden office ?

Yes. The electrics come with a Part P Certificate and warranty. The rubber roof, doors and windows come with a 10-year manufacturer’s warranty (See Terms and Conditions for further details).

How disruptive will it get?

EGR use a ‘ground screw’ method to install the base of your garden room, which means the ground works and then the envelope of the building will progress very quickly.

The envelope of the build will be crafted by either one or two men, they will be joined by other trades, electricians, plasterers, and painters as required and in line with the agreed programme of works. All of EGR associated trades are fully, trusted and insured and meet our same exacting standards.

To keep the site, and your garden, clean and tidy at all times, a covered skip will be provided on every project. This will be placed at the homeowner’s discretion.

To ensure you are not inconvenienced by receipt of building suppliers, deliveries will be arranged and received by EGR on every occasion.

With all the above in place, disruption will be kept to a minimum.

Project Duration – How long will it take?

The approximate build time is from 2 – 5 weeks depending on size and requirements. The majority of projects are carried out under ‘Permitted Development’ negating the need for planning permission/building regs.
