EGR construction is intended to be as stress and mess free as possible for you. We will take every measure to ensure your garden room is built on time and to the vision you have from the start.

Stages of Development

Your initial enquiry

After EGR have received your initial enquiry, our MD, Andy, will contact you to arrange a site visit to discuss your needs and assess your specific requirements.

Consultation and onsite review

Andy will take you through all the aspects of ‘permitted development’ and provide you with an idea of what is feasible, and work with you to develop a full quote.

Construction Drawings

Once this quote has been accepted a full set of construction drawings will be produced and issued for your approval. This comes with a small fee of £499 which will be deducted from your final account upon completion of your garden room.

Start Date and Initial Payment

Once the start date has been agreed, a 25% initial payment, due 7 days before start date will be required to secure longer ‘lead time’ materials and products such as doors and windows.

Construction Work Begins

The construction of your garden room will commence on the specified program date with the progress closely adhered to.

Second Payment

A further 25% is then required once the ‘envelope’ of the building is constructed. These payment due dates are detailed on the final quote.

Completion and Final Payments

Following completion of your garden room, we invite you to carry out a final inspection and snag to ensure you are fully satisfied with the end result. Once any snags have been completed, the final 50% payment would be due.

Construction

THE BUILD

The approximate build time is from 2 – 5 weeks depending on size and requirements. The majority of projects are carried out under ‘Permitted Development’ negating the need for planning permission/building regs. If required, this process is likely to add approximately 4 weeks to the project duration time.

GROUNDWORKS

The initial task would be to clear the garden room site to allow the construction to begin. The ground works and then the envelope of the building will progress very quickly. EGR use a ‘ground screw’ method to install the base of your garden room. This method allows the building to breath from below as well as from above, keeping the base above the damp ground and dry in all climatic conditions.

THE ENVELOPE

The envelope of the build will be crafted by a maximum of two men, they will be joined by other trades, electricians, plasterers, and painters as required and in line with the agreed schedule. All of EGR associated trades are fully vetted, trusted and insured and meet our same exacting standards.

To keep the site, and your garden, immaculate at all times, a covered skip will be provided on every project. This will be placed at the homeowner’s discretion. To ensure you are not inconvenienced by receipt of building suppliers, deliveries will be arranged and received by EGR on every occasion.

Materials and Specification

The timber used for the framework within this project will be C24 grade, all kiln dried and pressure treated.

EGR also prefer to use 18mm OSB board on the external of the walls and within the warm roof as we feel this leads to a much superior structure.

Additionally, almost every aspect of EGR’s build will be screwed rather than nailed together contributing towards the highest quality build. No one wants a squeaky building on completion or in the future.

Garden room base

The structure of the Garden room will be supported on numerous 24mm high tensile steel, one-meter-long threaded rods. These will be bedded into concrete piles on which the subframe will sit. It is on this subframe that the walls, and later the roof, will be constructed.

The insulation within this floor void will be the market leading 100mm PIR rigid board insulation which is one of the most efficient insulation materials used within the construction industry.

The PIR will have the joins fully foil taped to provide a Vapour Control Layer (VCL) to the floor

Insulation

The insulation the walls and roof will also be market leading PIR insulation. 75mm within the walls and 100mm within the roof. Again this will all be foil taped to provide the necessary VCL

Roofing

The design of roof EGR prefer is the ‘warm roof’ design. The reasons for this is as follows:

  • Thermal bridging is largely eliminated as the insulation is continuous over the whole roof structure, hence energy efficiency is improved.
  • Heating and ventilation costs are reduced.
  • With the introduction of downlights internally, these will not penetrate and compromise the VCL when cutting holes within the internal plasterboard finish, as the VCL is above the ceiling void.

Vapour barrier

The purpose of the vapour barrier is to  prevent water vapour from entering into the structural envelope internally, where it can cause significant problems and permanent damage.

Decoration

The inside of your garden room will come fully decorated, to a colour scheme of your choice, using Dulux products as standard. Any timber work will receive Dulux gloss paint, again to any colour of your choice.

The external timber cladding, if chosen, will be treated with either Owatrol for larch or Osmo Clear UV oil for cedar.

Electrics and lighting

All electrical work will be installed and tested and a Part P Certificate (otherwise known as a Building Control certificate) is given to the customer which comes with an insurance backed warranty for work carried out.

Internally, as standard, EGR will fit double sockets and down lights to your requirements. Additional floor sockets can be also be installed if required. Externally, as standard, we will fit down lights into the soffit areas of any over hangs.  We also fit a ‘Wise box’ to allow remote switching of up to 4 different sets of lights. Whether these are lights within the garden room or lights to illuminate the garden area adjacent.

Additionally, external 13a sockets can be fitted if required.
